KSM & Hoosier Energy Speaker Breakfast featuring Katie Culp, and Harold Gutzwiller

CCIM Indiana members joined SIOR Indiana for an insightful breakfast program featuring Katie Culp, CEO of KSM Location Advisors, and Harold Gutzwiller, Senior Manager of Economic Development at Hoosier Energy.

The discussion focused on several critical issues impacting commercial real estate and economic development across Indiana, including recent property tax reform, Tax Increment Financing (TIF), infrastructure investment, energy capacity, and the growing demand created by data center development.
Katie Culp provided a comprehensive overview of Indiana's evolving property tax landscape and the implications of SEA 1, highlighting how changes to property tax policy may influence local government finances, economic development resources, and future commercial projects. Attendees also gained valuable insight into the continued importance of TIF as one of Indiana's premier development tools and its role in supporting infrastructure improvements, redevelopment efforts, and long-term economic growth.
The program offered timely perspectives on the opportunities and challenges facing Indiana communities as they balance growth, infrastructure needs, and economic competitiveness. Thank you to Katie, Harold, and SIOR Indiana for facilitating an informative discussion on topics that continue to shape the future of commercial real estate throughout our state!

The CCIM Designation continues to be recognized as one of the industry's most respected credentials, helping commercial real estate professionals strengthen their analytical expertise, build client confidence, and pursue more complex investment opportunities.
The CCIM curriculum is designed to provide practical, real-world knowledge that can be applied immediately. Beginning with CI 101: Financial Analysis for Commercial Investment Real Estate, students learn proven financial analysis techniques used to evaluate investments, compare opportunities, and make informed business decisions.
As candidates progress through the designation process, they develop advanced skills in market analysis, investment strategy, negotiation, and decision-making—tools that can help elevate their careers and create new opportunities for growth.
For those considering the designation, the CCIM Bundled Designation Program offers a streamlined path by combining required coursework, candidate membership, portfolio review fees, and comprehensive exam fees into a single package.
